Common Questions

Who can invest?

Our funds are available to accredited investors as defined by SEC regulations. This typically includes individuals with $1M+ in net worth (excluding primary residence) or $200K+ annual income ($300K joint with spouse).

What are the minimum investments?

Minimums vary by fund: Income Fund starts at $50,000, while Growth and Opportunity Zone funds start at $100,000. We may consider lower minimums for subsequent investments.

How are distributions handled?

Income Fund distributions are paid quarterly. Growth Fund distributions occur upon property sales or refinancing events. All distributions are sent via ACH or check based on your preference.

What tax documents will I receive?

Investors receive a Schedule K-1 annually, typically by March 15th. Our funds are structured to provide tax-advantaged income through depreciation and other real estate benefits.

Can I invest through an IRA or 401k?

Yes! Self-directed IRAs and Solo 401(k)s are welcome. We work with several custodians experienced in alternative investments and can provide referrals.

What is the liquidity / hold period?

Our funds are illiquid investments with target hold periods of 3-7 years depending on the strategy. We recommend only investing capital you won't need during this period.
